Board of Directors & Architectural Control
Sundance Mesa has a volunteer Board of Directors and an Architectural Control Committee. All property owners are bound by declared Covenants and Restrictions (CC&Rs), designed to preserve the natural beauty and enhance the environmental quality and economic values of our community.
Board of Directors Key Responsibilities
The Board of Directors is elected by Sundance property owners. Each property has one vote. Directors serve a two-year term and the terms are staggered to provide continuity on the Board. The Directors work with HOAMCO management company to:
- Ensure that requirements of the Articles of Incorporation, Bylaws, and CC&Rs are addressed and followed.
- Establish policies and procedures for situations not specifically addressed in the governing documents.
- Interface with neighboring entities such as Vulcan Materials Gravel Mine, Santa Ana Pueblo, Bureau of Land Management, La Mesa Water Cooperative, and other homeowner’s associations to maintain cooperative relationships and resolve problems.
- Conduct the annual homeowner’s meeting and prepare the operating budget for the Association.
- Determine annual dues assessment.
- Direct and fund work that is necessary and beneficial for the betterment of the community.
- Produce and distribute a directory, periodic newsletter, and other informational publications that serve the needs of the membership. Maintain the association website.
- Appoint members of the Architectural Control Committee.
- Sponsor and hosts periodic events of benefit to the community.
Architectural Control Committee Key Responsibilities
The mission of the Architectural Control Committee (ACC) is to assist homeowners and builders in the completion of projects in accordance with the Comprehensive Declaration of Covenants, Conditions and Restrictions (CC&Rs) and ACC Rules in Accordance with Article VIII Section 8.14 of the CC&RS. The ACC is appointed by The Board of Directors and each member serves a three-year term. There is no term limit.
- The ACC reviews and approves building plans for all new construction and additions and improvements to existing homes visible to neighboring properties.
- The committee works with builders and property owners to ensure that homes are built in compliance with the CC&Rs and ACC Rules in Accordance with Article VIII Section 8.14 of the CC&Rs.
- All plans to landscape or re-landscape property visible to other properties require the approval of the ACC. Removal and replacement of dead and dying trees and shrubbery does not require approval. Approval is also not necessary to plant annuals, or replace any individual plant, shrub, or tree.
- The committee works with homeowners after the building process to ensure the maintenance of attractive high-quality properties throughout the neighborhood.
- The ACC must approve any addition or alteration to a house or property that affects the outside appearance and is visible to other properties except as listed above.
- As properties age maintenance is required. Maintenance is considered the property owner’s responsibility and as such, no ACC approval is required to replace equipment, or other items with the same or similar items.
