Owner Responsibilities for Renters – Although most of the homes in Sundance Mesa are owner-occupied, there are a small number of rented homes.  Property owners, not renters, are responsible for full compliance with all SMHOA documents, guidelines, CC&R’s, fines and legal actions.

Annual Meetings and Assessments – Each January SMHOA requires payment of an annual assessment.  In mid-January, the Board of Directors conducts the annual homeowner’s meeting.  Agenda items include a financial and operational review of the previous year and elections to replace outgoing board members.  The Architectural Control Committee (ACC) and other association committees recap the previous year’s activities and outline plans for activities in the current year.  Annual meetings are a great opportunity to meet neighbors and are usually well-attended.

Neighborhood Watch Committee – This is a volunteer committee of homeowners.  The Neighborhood Watch works with the Sandoval County Sheriff’s Office to help keep our community safe.  They have been responsible for seeing that all homes in the subdivision have GPS coordinates recorded with county emergency response entities. They have also worked with the county to erect the Neighborhood Watch street signs.

Regular Notices to the Community – Official communications from the Board and ACC are posted on community bulletin boards located adjacent to the mailboxes.  Notices may also be posted to this website under the secured Member Access section and are emailed and mailed to individual homeowners.  Periodic Association newsletters are emailed and mailed to homeowners. PLEASE NOTE – community bulletin boards are maintained for the exclusive use of official notifications and for postings that benefit the entire association. Any other materials, especially advertisements or solicitations, will be removed.

Septic Systems – Every home in Sundance Mesa has an individual sewage treatment system (septic). The Rio Rancho Field Office of the NM Environment Department is responsible for issuing permits to install, modify or replace individual septic systems. Copies of these permits, which include a site plan showing where the septic tank and leach field are located for each home are maintained at the field office.  It’s important to know the exact location of your system and leach field, so trees aren’t planted directly over a leach field or within 20 feet of the septic tank.  It’s also important to know where your system is located for those times you’ll need to pump out the system. With proper maintenance a septic system will last for years.

Sandoval County – Sundance Mesa is in Sandoval County.  County administration offices are in the administration building at 1500 Idalia Road, Bldg. D, Rio Rancho, next to the County Judicial Complex, Sheriff’s Office and Health Commons.  Offices housed at this location are the assessor, county clerk, planning & zoning and roads.  Motor Vehicle department offices are located on Camino del Pueblo in Bernalillo.
